Rental Policies

All of our units are non-smoking and no pets are allowed in the complex. By smoking in the unit or bring a pet, you forfeit your entire deposit.
This is a quiet complex and no parties are allowed. Please, no excessive noise, particularly at night.
Cancellation Policy: Cancellations received five (5) days or more prior to arrival date will be charged $50.00. Cancellations received less than five (5) days prior to arrival date will be charged for one night. Cancellations must be in writing. No cancellations due to weather, road conditions, acts of nature or anything beyond our control.
Havasu Suites, Alpha Properties or their owners are not responsible for any injuries to any person or for theft of or damages to personal property or vehicles, nor are we responsible for weather or problems it may cause. You will hold owners harmless from any and all bodily injury.

How to Get Your Deposit Back

Kitchen: Wash, dry and put away all dishes. Remove your food from the refrigerator.

Living Room / Dining Room: Make sure all furniture is returned to its proper place.

Laundry (linens & towels): PLEASE BRING YOUR OWN TOWELS & BLANKETS FOR POOL / BOAT / BEACH USE. Wash, dry and put away linens and towels where you found them. Fold and lay the sheets on the foot of the beds. The housekeepers expect to find some laundry done, some in the washer/dryer. You will be charged for extra laundry that keeps them in excess of their standard cleaning time. If no laundry is done and we have to do all laundry before 3:00pm, the extra laundry costs will be passed on to you.

If carpets are stained and dirty and require professional carpet cleaning, this cost will be passed on to you.

Take kitchen trash to outside containers. Please, no loose garbage in cans.

Rules of the House

If you break it, you replace it.
If you lose it, you find it or replace it.
If you stain it, you clean it.
If you go to the pool/spa/lake with it, you return it.
If you visit another condo with it, you return it.
Please do not take linens or towels outside the condo.
Please do not move furniture.
When you leave, remember to leave door keys under front door mat. Leave pool key and garage door opener (if applicable) in the condo. There is a $50 charge, per itme, if any of these items are missing.
NO PETS allowed at any time. If there is evidence of pets, your rental will be terminated, your rental fees forfeited, and you will be charged an additional cleaning fee.
NO SMOKING in any condo. Entire deposit will be withheld if you choose to smoke in the condo. If there is evidence of smoking, you will be charged an additional cleaning fee.
Observe posted pool rules and hours.
Maximum occupancy per unit : 2 bedrooms (max. 4); 1 bedroom (max. 2)

CHECK-OUT TIME: 11:00AM

Telephone Policy

Local phone calls: There is no charge for local phone calls.

Long Distance phone calls: Please use your cell phone or credit card if you need to make long distance calls. By using our phone to make direct long distance calls, you are authorizing us to charge your credit card a $10.00 administrative fee for each long distance call you make, plus the actual phone time charges.
